A parking lot should be safe for customers, employees, tenants, visitors, and delivery vehicles. When concrete parking lot slabs begin to sink, crack, or become uneven, the area can become harder to use and easier to trip over.
The Concrete Team helps commercial property owners, facility managers, HOAs, apartment communities, schools, churches, and local businesses fix settled concrete without the cost and disruption of full replacement.
We provide concrete parking lot leveling, mudjacking, slabjacking, void filling, and related concrete repair services throughout Upstate New York, including the Capital Region, Central NY, and nearby areas.
Concrete parking lot slabs can settle when the ground below them shifts or loses support. Once the soil below the slab weakens, the concrete may sink, tilt, crack, or hold water.
Common causes include:
These problems usually do not fix themselves. Over time, the concrete can keep moving, and the trip hazards, cracks, and drainage issues may get worse.
If your parking lot has cracked concrete, you may also want to review our concrete crack repair services. If the issue is near a loading area, our loading docks and ramps page may also be helpful.

Elizabeth PageTrustindex verifies that the original source of the review is Google. I cannot recommend Jim Denney and The Concrete Team highly enough! I’ve known Jim for many years, and as a Realtor, I’ve confidently referred him to my clients and I know he will exceeded expectations. Jim’s knowledge, experience, and workmanship are truly second to none. The quality of his work is exceptional, but what really sets him apart is the way he treats people. Home repairs, especially foundation or concrete issues can be overwhelming and emotional for homeowners. Jim has a remarkable ability to communicate clearly, explain complex issues in a way that’s easy to understand, and put people at ease. He never pressures anyone and always takes the time to help homeowners feel informed and confident about their decisions. Jim and his partner, Mike, are also two of the most honest, ethical people you’ll ever meet. Their integrity is unwavering, and they genuinely care about doing what’s right for their clients, not just getting the job done. In an industry where trust means everything, The Concrete Team stands in a class of its own. I give them my absolute highest recommendation and will continue referring them with complete confidence. They are simply the best. Christopher McCabeTrustindex verifies that the original source of the review is Google. Three years ago, I contacted The Concrete Team about some settling issues with my stamped concrete pool patio that had created a trip hazard in several high-traffic areas. They came out, evaluated the problem, and provided an estimate, but I never moved forward with the work at that time. After this past winter, the settling became noticeably worse. With a graduation party approaching, I wanted to get the issue fixed before guests arrived and risked tripping or falling. I called The Concrete Team expecting the price to have increased after three years, but to my surprise, they honored the original estimate and were able to fit me into their schedule on short notice. Their crew did an outstanding job. They were professional, efficient, and restored the patio for a fraction of the cost of replacing it. The finished product looks great, and most importantly, the trip hazards are gone. As a real estate agent, I’m always looking for trustworthy contractors to recommend to my clients, and The Concrete Team has absolutely earned my recommendation. If you have settled or uneven concrete, don’t wait—give them a call. You’ll be glad you did. Jordan CatinoTrustindex verifies that the original source of the review is Google. I had a fantastic experience with the concrete team! They did an amazing job mud jacking my front walkway. The pricing was very reasonable, they showed up on time, and the work was completed quickly and efficiently. The whole process was smooth from start to finish, and the results came out great. Highly recommend them to anyone looking for quality work at a fair price!" Peter OstwaldTrustindex verifies that the original source of the review is Google. Jim and Mike did an absolutely outstanding job on our front sidewalk and the garage floor entrance. They had to drill holes in our front sidewalk and then pressure install concrete underneath to raise them back up to the correct level. Not an easy task. But this was done exceptionally well. Then they applied an epoxy surfacer to even out all the salt erosion that had been happening. After this a sand surfacing was applied to the epoxy [white] to give the sidewalk the proper appearance - now tan. A truly exceptional job. Jim and Mike were very pleasant to work with and did a great job repairing my front walkway which had sunk in over time. I had an area of concrete around my pool deck that needed to be raised. They did a great job….would absolutely recommend them! The Concrete Team did a great job raising the sidewalks at Severson Manor in Voorheesville. No more trip hazards for the residents and others who are just “passing through”. Thanks Mike and crew!
Some parking lot problems are easy to see. Others start small and get worse as water, traffic, and weather continue to affect the concrete.
You may need parking lot concrete lifting if you notice:
Concrete parking lots, sidewalks, entryways, and walkable areas should be safe and easy to use. Leveling the concrete can help reduce hazards and improve the look and function of the property.
The Concrete Team specializes in mudjacking, also called slabjacking. This allows us to recommend the right repair method
based on the parking lot, the slab condition, soil issues, traffic needs, and project goals.
We inspect the parking lot slabs, uneven areas, cracks, drainage concerns, and nearby structures. We look for signs of voids, washouts, poor support, and areas where the concrete has settled.
We use mudjacking, also called slabjacking, to raise and support settled concrete. This process pumps a grout-like material under the slab to fill voids, stabilize the concrete, and lift it back toward the surrounding surface.
After the concrete is lifted, the injection holes are patched and the work area is cleaned up. We can also discuss related repairs, such as joint sealing, crack repair, sealing, or drainage improvements.
You can learn more about how lifting works on our concrete leveling process page.
Parking lot concrete lifting can be a smart option when the concrete is still in repairable condition. Instead of tearing out and replacing large sections, lifting raises the existing slabs and helps restore support underneath.
Benefits include:
For many commercial properties, lifting is a practical way to fix uneven concrete while keeping the property open and usable.

Yes, many concrete parking lot slabs can be lifted if the concrete is still in good enough condition. If the slab is severely broken, crumbling, or beyond repair, replacement may be needed. You can learn more about settlement on our Why Concrete Sinks page.
No. Concrete lifting is for concrete slabs, not asphalt. If your parking lot has concrete sections, concrete aprons, sidewalks, curbs, gutters, or entry areas, those areas may be good candidates for lifting.
Yes, in many cases. If water is pooling because a concrete slab has sunk or tilted, lifting may help improve the slope. If there is a larger drainage problem, we will explain what may need to be addressed before or after the concrete repair.
